The buyer here is often a board, not a homeowner

A lot of the residential work in Miami-Dade is never bought by a household. It's bought by a condo board, a co-op board, or a property manager, and one decision can cover hundreds of units.

Miami-Dade keeps a registry of them: every condominium, cooperative, and homeowners' association in the county has to register with the county each year. A board picks a vendor off a written shortlist, so the question it puts to an assistant is longer and more specific than “AC repair near me.” It carries the building type and the door count.

That decides what is worth measuring. These systems answer from what is written down about you: reviews, citations, and pages that answer a question in the words it was asked. Track homeowner phrasing only and you are watching the wrong buyer.

Miami-Dade and Broward are not one market

Ask an assistant for the best roofer in Fort Lauderdale, then ask the Miami version. Those are two different questions. Each county runs its own international airport and its own school district, and the local coverage feeding either answer stops at the county line.

Working life splits the same way. The state's county profiles put six percent of Miami-Dade's workers leaving the county for work, against one in five of Broward's. So a Miami-Dade business and a Broward business are, for most practical purposes, selling to people who spend their days in different places.

We haven't measured how the engines behave in either county, and we won't pretend otherwise. What holds generally is that these systems answer a local question from whatever local evidence exists, and here that evidence is filed by county. So a Miami scorecard and a Fort Lauderdale scorecard are two documents, not one with a filter on it.

Who is asking, and in what language

The Florida Legislature's county profiles report that about three in four Miami-Dade residents age five and over speak a language other than English at home. In Broward it's closer to four in ten, statewide three in ten. More than half of Miami-Dade's residents were born outside the United States, against roughly a third in Broward. Assume a large share of Miami-Dade buyers aren't asking in English, and don't assume the reverse in Broward.

That changes what we measure before it changes what we write. A prompt set written in English measures the English question and nothing else. So we ask which language your customers search in before we scope Miami-Dade work, and when the answer is both, we track both. Plenty of your buyers are new here. Someone who signed a lease in Weston in March has no neighbor to ask about an AC company, so the shortlist they get is assembled entirely from what is written down. Another slice isn't counted. Florida's official population estimates cover permanent residents only. The university bureau that produces them counts a home as vacant even when someone is living in it, so long as they're there for weeks or months, not the year. The customer who books you every January is, statistically, invisible.
